This is the Customer Charter for Coln Residential. Please read it carefully.
Once you have transferred the reservation fee, the property will be taken off the market, the price will be fixed and your home will be reserved for 28 days.
We will provide you with a written reservation agreement detailing full and clear information about your new home.
Our dedicated sales team will be on hand to answer your questions, offer advice and guidance and help you with your specification choices and upgrades (subject to build stage). They will also provide you with regular updates on the progress of build and estimated timescales for completion.
The standard specification of your new home will be detailed in the sales brochure. If you purchase early, there will be an opportunity to personalise your property with a choice of different finishes from our range, including a range of upgrades. The sales team will be on hand to guide you through this process and answer any questions you may have.
You will be given an estimated timeframe for completion when you reserve. This will depend on the build stage of the property at point of reservation but will adhere to the following guidance as set out in the Consumer Code for Home Builders:
Dates provided throughout the course of construction are our best estimates and may be subject to change due to factors beyond our control. If significant delays are encountered, we will let you know as soon as possible. If this is prior to exchange of contracts, the contract will be updated accordingly.
Once your new home is ready for occupation, our solicitor will serve the notice to complete. You can move in 14 days (or 10 working days) later.
Prior to moving in we will undertake a demonstration of the many features of your home so you can see how everything works and ask any questions.
Once our solicitor receives the monies upon completion, a member of our team will meet you at your new home to take meter readings, hand you the keys and answer any last minute questions you may have.
We will give you a comprehensive Homeowner’s Manual detailing your home and offering advice on how best to run and maintain it.
We will provide you with an easily accessible and efficient after sales service (including emergency out of hours cover) as set out in your Homeowners Manual. Our aim is to deal effectively and efficiently with both routine matters and with any emergencies within the first two years from legal completion.
Your new Coln Signature Home will benefit from a 10 year structural warranty. Should you need to make a claim, for the first two years you can contact us, after that, you will need to get in touch with the warranty provider. We will also provide you with any other manufacturers warranty information from which you will benefit.
We will provide you with access to our complaints policy should you become dissatisfied with any part of your experience in dealing with us.
Building sites are dangerous places and access to construction areas is prohibited without our prior authorisation. All visits to site will be accompanied and suitable protection must be worn. We will provide you with relevant health and safety advice to minimise the risk of danger both when visiting the development and after you have moved in.
